Types of Cyprus real estate

In Cyprus, there are several types of real estate for different scenarios and with different investment potential. We will write about real estate with a high ROI located in the most sought-after areas in one of our upcoming materials. For now, let’s consider what types of properties exist in general:

🟢 Studio: A type of real estate with high rental potential. Such accommodations are popular among students, tourists, and some digital nomads. Studios have a typical layout where the kitchen, living area, and bedroom are combined in one room, which greatly simplifies cleaning or cosmetic repairs after tenants move out.
🟢 Apartments: Traditionally, the most liquid asset. One-bedroom apartments are full-fledged units with a living room, a kitchen, and a spacious terrace. Apartments are attractive due to a wide price range and low maintenance costs.
🟢 Penthouse: These are essentially apartments, but on the top floor of a building. A penthouse is synonymous with comfort and quality of life. The best materials are used in the setup, and many projects have rooftop or terrace pools. This type of real estate attracts entrepreneurs and professionals from various fields, allowing for long-term leasing.
🟢 Maisonette: Small houses common in Cyprus, with up to three floors, combining the spaciousness of a house with the conveniences of an apartment. Maisonettes share walls with neighboring houses and are built in complexes with several units in a row. Each house has its own small plot of land and a separate entrance.
🟢 Duplex: Similar to a maisonette but larger, limited to two floors, and consists of two houses connected by a shared roof. Duplexes are ideal for two extended families or for living close to parents.
🟢 Villa: Cypriot villas have a varying price range depending on the type, location, and the size of both the building and the adjacent plot of land. Villas offer a stunning living or vacation experience but require increased resources for maintenance, making them a challenging, yet interesting investment option.
